CEBA News - Office space available

The Centre for Environmental Business and Advocacy (CEBA) is expanding its occupancy at 63rd Avenue and 104 Street in Edmonton. With the lease expiry of one of the main retail bays, Global Resource Efficiency Services (GRES) will be moving to street level.

CEBA's second floor is home to the Alberta Environmental Network, Sierra Club - Prairie Chapter, Toxics Watch Society of Alberta, Environmental Direct Action Network, Voices of Animals, and J&W Communications whose clients include Destination Conservation and the Pembina Institute. The GRES move will make available as many as three offices (1 approx. 350 square feet, 2 approx. 160 square feet).

Until this time, I provided management, administrative, and tenant liason services to the company, including interacting with Grace Venetian Blinds during the term of their lease expiry.

My position at the time was that we could get a reasonable revenue increase from Grace, but Griz identified the opportunity to sub-divide the space into offices and generate still more revenue.

We did not have the capital funds available to renovate the space sufficiently for sub-division and my position on this was that we should lease it "as is, where is" and provide an anchor tenant the power to carry out leasehold improvements and sub-let. Profit on the sub-lets would accrue to the anchor tenant. The other owners did not agree with this approach and during this month, August 2005, I was relieved of my administrative duties.
